When you are searching for an affordable neighborhood in the City of Long Beach you should consider the Westside. The West Side is a densely urban community within the City of Long Beach that has a mix of single-family residential, multi-family apartments, condos, commercial, retail and light industrial (industrial office). This affordable neighborhood offers convenience and abundant community resources for the savvy buyer and investor (several areas are conducive to real estate investment - single-family homes, apartments and commercial investments). The Westside is bordered to the west by the City of Long Beach boundary (other contiguous Cities - Los Angeles, Carson and Rancho Dominguez), to the east by the Los Angeles River, to the north by De Forest Park beltway around W. Market Street, and to the south by 9th Street.
The Metro Blue Line goes through a northern section of the Westside; however, the area doesn't have any stations. The closest Metro Blue Line stations are Wardlow Station (corner of Pacific and Wardlow) and Willow Station (corner of Long Beach Blvd. and Willow Street. The Metro Blue Line provides rail service from Long Beach to Los Angeles and surrounding cities. The Long Beach Transit operates bus service throughout the Westside along PCH, Sante Fe Avenue and Anaheim Street. The Long Beach Transit is readily available throughout the major east-west areas of the Westside making it convenient and strategically accessible to other areas within Long Beach. Access to convenient transportation is an important factor that contributes to the desirability of the area and insures that home values will remain stable even in difficult real estate markets.

The majority of Westside single-family homes were built between the 1920s - 1960s (although you can find a few new homes constructed recently). There are a few architectual styles found in this community including but not limited to Spanish, California Bungalows, Post-War tract, modified tract homes, Cape Cods and Ranches. The lot and home size varies significantly based upon the style of the home and its location; although, the properties in the Westside tend to be smaller than in other areas of Long Beach. Homes range in size from 440 square feet to over 3,200 square feet. The home sizes can be broken down into three groups of ranges: a) 440 - 1,000 square feet; b) 1,000 - 1,600 square feet; and c) 1,700 - 3,200 square feet. The majority of homes fall into the upper end of the first group (800 - 1,000) and the second group (1,000 - 1,600). The configuration of bedrooms and bathrooms will vary depending upon the size of the home. You can find properties with 2 - 7 bedrooms, and 1 - 4 bathrooms. Although this constitutes the bedroom and bathroom ranges; most of the homes in Westside are either 2 or 3 bedrooms with either 1 or 2 bathrooms.

The lots on the Westside tend to be smaller ranging between approximately 2,000 square feet and 8,200+ square feet. The typical size is between 4,000 and 6,000 square feet. The homes in this area are usually raised foundations with either a spanish tile or pitched composition shingle roof. The 1 or 2 car garages are predominantly detached. Common in older established Long Beach neighborhoods are tract homes that over the years have been remodeled or expanded with room additions that change the style, size and market value of the property.

Local commercial and retail businesses line Anaheim Street, PCH, Willow Street, Wardlow, Sante Fe Avenue and Del Amo Blvd. The Westside contains a wide range of neighborhood businesses that provide retail, health care, educational, entertainment, social, and general commercial products and services. The smaller neighborhood retail and commercial is found on Spring Street, Sante Fe Avenue, and Willow. So whether you need restaurants, food markets (Vons, Albertsons, Ralphs), health care professionals, discount stores, local pubs, liquor stores, local cleaners, local markets (sell fresh local specialties), fitness centers, automobile service stations, large local parks, karate studios, convenience stores, self-storage centers, health stores, Starbucks Coffee or your local yoga studio, fast-food restaurants (Carls Jr., McDonalds, Kentucky Fried Chicken, Jack In The Box, etc.) it can be found in the Westside and sections of Wrigley Heights as well as in the surrounding Long Beach neighborhoods.

The Westside has three community parks and one larger greenbelt area. The local parks include Silverado Park, Hudson Park and Admiral Kidd Park. Silverado Park is a 11.28 acre park ideal for basketball, baseball, soccer, tennis, swimming pool and other recreational sports activities. The Park has a community center, youth recreation programs, tiny tots program, Teen Center, adult classes, and senior programs.
