A few more questions for you to consider when "interviewing" your next real estate professional:

  • Does the realtor have a powerful and productive online presence?  (Does his/her online presence actually generate buyers and sellers?)
  • Does the realtor have your home professional staged by an interior designer at no cost to you?
  • Will the realtor list your property in multiple (up to 3) MLS boards to expose your property to agents and brokers located in Los Angeles, Orange, Riverside and San Bernardino Counties?  There are over 100,000 realtors in these four counties - you should be exposed to them all.
  • Does this realtor develop a custom website that is property specific and not branded to them or their brokerage company?  How do they market this website?
  • Will the realtor hire a professional to photograph your property and prepare a "video tour" of your property?  How many websites will the realtor link your video tour on?  What are the sites?
  • Does this realtor have a method to capture all interested buyers - i.e., 1-800 call capture system?
  • What is the realtor's strategy to expose your property to local agents or brokers other than the MLS?  Other viable strategies - broker open houses, networking meetings with other realtors, custom designed emails to local realtors, direct mail, etc.
  • What is the realtor's plan to remain in contact with you - how often, by what means, and information?
  • What is the realtor's experience (how long in the business; other life experiences; professional organizations; education; ongoing training; etc.)?
  • Obtain a copy of the realtor's references with phone numbers (ask for a referral where the relationship had problems).
  • Who makes up the realtor's team?  Who are the other members of his/her team and what are their qualifications?  Who is a part of his/her strategic partnership team, i.e., escrow company, title company, lenders, termite inspection company, home inspectors, home warranty companies, handyman, etc.?  What is their experience and fees?
  • What is the realtor's commission rate and are there any other fees charged (transaction fee)?
  • What is the realtor's direct mail, flyer, and brochure strategy and campaign?
  • Does the realtor offer a no obligations cancellation policy written into his/her listing agreement?  This cancellation policy should be your exclusive right to cancel without cause.
  • Does the realtor qualify your goals, expectations, particular situation and selling motivations?
  • What is the realtor's pricing strategy for your property?  How did they determine or qualify the market comps to base their pricing proposal on?
  • Was the realtor organized and prepared throughout their listing presentation?
  • Is the realtor knowledgeable on the national, regional and local real estate market?
